Park Place Storage Condominiums has received approval from the Cottage Grove, Minn., City Council to build a 238,000-square-foot facility specializing in the storage of boats, RVs and cars as well as other expensive “toys” like jet skis and motorcycles. Park Place differs from traditional self-storage in that its customers own, rather than rent, their storage spaces and pay fees to cover building insurance, electricity, grounds maintenance and snow removal, according to the company website.

The five-building project along West Point Douglas Road is expected to break ground this spring. Owner and developer Paul Jorgensen told the source the facility will be built out in phases, with the first phase calling for the completion of one building and partial construction of a second structure.

Indoor unit sizes will range from 300 to 15,000 square feet, with no outdoor storage offered, according to the source. “This is going to be higher-end, heated structures, bigger doors, more amenities, a wash bay,” Jorgensen told council members last week. “The toys are getting bigger and the need is getting bigger.”

The city is expected to receive up to $200,000 in annual tax revenue as a result of the project, according to Ryan Schroeder, city administrator. Since the storage facility will be structured similarly to a homeowners’ association, a “common-interest community document” will be filed with Washington County that details unit owners’ responsibilities, unit use, property taxes and assessments, parking regulations, and other details, the source reported.

“I’m 100 percent confident they will sell, otherwise we wouldn’t be here,” Jorgensen said.

The Cottage Grove facility will be built on the site of a former golf dome. It will be Park Place’s sixth Minnesota location. The company also operates a facility in Lebanon, Ohio.
